Miscellaneous Contracts Folder

MISCELLANEOUS CONTRACTS can be created and accessed by clicking on the blue link at the middle top of the Main homepage.

This folder contains documents that have been created but are NOT linked to a PARENT CONTRACT.

To create a CONTRACT/DISCLOSURE/DOCUMENT not tied to a particular transaction:


1. Click on MISCELLANEOUS CONTRACTS in the top middle portion of your main page
2. Click on CREATE NEW BLANK CONTRACT in the upper middle portion of the screen
3. Select a document from the drop-down list and click go
4. Complete any required information
5. Click the SAVE button when finished


These unlinked documents are stored in the MISCELLANEOUS CONTRACTS folder. You will also notice that when you create a document in MISCELLANEOUS CONTRACTS you must type the Client’s information. This is because normally, in a Detailed Transaction, the Parent Contract auto-populates the client(s) and the property address to all documents created in that transaction.

In MISCELLANEOUS CONTRACTS there is no Parent Contract to provide that information.

Documents can be emailed individually from MISCELLANEOUS CONTRACTS by clicking on the orange Email link found next to each document name.

Documents can be moved from MISCELLANEOUS CONTRACTS into a transaction by using the MOVE icon to the right of the document name.   NOTE:  They can only be moved ONE TIME.

NOTE: If the CONTRACT/DISCLOSURE/DOCUMENT is UNLOCKED when it is moved to a Detailed Transaction, then the Parent Contract in that transaction will override the client information and property address to reflect the client(s) and address within the Parent Contract. Depending on the circumstances, you may wish to simply wait to move the document once it has been signed or make a PDF Print of that MISCELLANEOUS CONTRACT and then load the PDF into Docs Management 17:01 for the Detailed Transaction.
