A CUSTOM ADDENDUM is one of those Brokerage Informational Documents or an In Addition To Addendum that you create and use as part of How You Do Business.
There are three ways to create and use Custom Addendums in your eContracts account. This video will review how to add a CUSTOM ADDENDUM to an existing Detailed Transaction, how to create a CUSTOM ADDENDUM to be emailed from the MISCELLANEOUS CONTRACTS folder and then how to add any general CUSTOM ADDENDUM to a Transaction using the Create by copying from an Existing Custom Addendum function.
If you have already created a PARENT CONTRACT, and want to add a CUSTOM ADDENDUM to that Detailed Transaction do the following from the Main Dashboard:
1. Click on Client Name
2. Click on the Property Address
3. At the top of the screen in the middle section click on CREATE NEW CONTRACT (for this Property)
4. Go down the list of CONTRACTS and under Addendums click on CUSTOM ADDENDUM
5. You can name the Custom Addendum by filling in the first large data field under the instruction "(Type the name of the document to be created)"
6. Drop in CLAUSES or type in the content of the document to be created
7. Click Save
If you have NOT created a PARENT CONTRACT, then do the following from the Main Dashboard:
1. Click on CREATE NEW CONTRACT
2. Scroll down the list of CONTRACTS/DISCLOSURES/DOCUMENTS and under Addendums click on CUSTOM ADDENDUM
3. You can name the Custom Addendum by filling in the first large data field under the instruction (Type the name of the document to be created)
4. Drop in CLAUSES or type in the content of the document to be created
5. Click Save
NOTE: You will find the CUSTOM ADDENDUM in your MISCELLANEOUS CONTRACTS folder, where you can email it to your client.
NOTE: Don`t miss the bottom section where you can check appropriate boxes to disable signatures for participants if signatures are not required.
Create by Copying from an Existing Custom Addendum
If you have a standard CUSTOM ADDENDUM already saved and you wish to use it, perhaps with minor changes, in multiple instances, follow these steps:
1. If you need this to be part of a Detailed Transaction, then you will first need to click on your Client Name and then Property Address
2. Then at the top of the screen in the middle section click on CREATE NEW CONTRACT (for this Property)
OR
1. If you have NOT created a PARENT CONTRACT, then make sure you are on the Main Dashboard and have your ACTIVE-U/C Clients displayed
2. Click on CREATE NEW CONTRACT
- In either instance you will Scroll down the list of CONTRACTS/DISCLOSURES/DOCUMENTS and under Addendums click on CUSTOM ADDENDUM
3. You will then click on the orange link Create by copying from an Existing Custom Addendum located below the date field
4. Click Save
5. Make any additional changes to tailor this document as needed
6. Click Save
- If you are creating this as part of an existing Detailed Transaction, then you will find the CUSTOM ADDENDUM in the folder for that specific Property Address/Detailed Transaction
- If you started on your Main Dashboard and do not have an associated PARENT CONTRACT, then you will find this new CUSTOM ADDENDUM under MISCELLANEOUS CONTRACTS
