We recommend creating Parent Contract Templates including the: Listing Agreement, Contract to Buy and Sell, and Buyer Agency. Create by completing them with the basic, general information that you use in the contracts and name the contract either Listing Template, Contract to Buy and Sell Template or Buyer Agency Template.
To CREATE a template, from the main page:
1. Click on the orange link CREATE NEW CONTRACT
2. Select and Highlight the Parent Contract
3. Click the Create Selected Contracts button
You will want to fill in the boxes you will generally be marking for that type of transaction. For example, in the LISTING TEMPLATE you may want to include in the box for "Other Compensation", general information that you type in for each listing contract. You will want to select the "Will" and "Will Not" radio buttons that represent how you generally do business. You may wish to fill in the form of Earnest Money as Personal Check, or Money Order. Or in the Title & Encumbrances section you may want to put in General Warranty. If you fill out these general practices, you will not have to type this information ever again.
NOTE: When you name your template you will want to put an appropriate template name in the First Name box for the Client. We suggest you put the year in the last name box so your templates will appear at the top of your client list on your main page.
NOTE: Once you have created a template you will NOT OPEN that template or folder again, UNLESS you need to make changes to the template to reflect a change in the way you generally do business, such as your commission or perhaps your brokerage marketing.
How to USE a template, from the main page:
1. Create a new Parent Contract
2. Click on the orange link, Create by Copying From an Existing Contract. This link is located just below the date field inside the contract. This link is available in all parent contracts.
NOTE: This will save you time by not having to complete the basic info in the new contract again and you will avoid missing information or making mistakes. When you click on this link, a pop-up window will appear with all the parent contracts of that type that you have active in your account. You will highlight the template and the following message will appear.
NOTE: Watch for the note in red and follow these instructions: Input Sellers Name and click SAVE. The entire Contract will be COPIED after you click SAVE. You will add the name of your client(s) into the boxes for either buyer or seller (depending on the contract type) and then click SAVE. Once you click SAVE the web page will refresh and the template will be copied into your new parent contract for your client`s name(s). Then you will be able to add the property address and the sections related to this new contract. Your template will remain intact.
